90210 is arguably the most recognized ZIP Code on the planet. There is no combination of numbers that so universally signifies a place. A section in Los Angeles that lies within the 90210 zip code is called Beverly Hills Post Office (BHPO).

Boundaries of BHPO

Most of 90210 actually lies within the city of Los Angeles; however, the U.S. Postal Service considers all addresses in that zip code to be Beverly Hills addresses. Although it shares the same 90210 Zip Code, the community does not receive the same services such as schools, police, and fire department services as Beverly Hills. The reason being is because in 1914 when Beverly Hills was incorporated, the northern border of Mulholland Drive remained a part of the hills of Los Angeles. Out of convenience the area was given the 90210 Zip Code. By using the Beverly Hills name, BHPO homes are more valuable and the area is more prestigious. Those wishing to have larger lots for big homes, privacy, and great views look to BHPO to provide them with these wishes. BHPO exudes a welcoming style and easy attitude that transports residents and visitors alike to a lifestyle that is truly unsurpassed in the entire world. This community is bordered by Beverly Hills to the south, Bel Air to the west and West Hollywood to the east. The community lies at the base of the Santa Monica Mountains National Recreation Area, near Coldwater Canyon Park. It is just 15 minutes drive away from the Pacific Ocean and downtown Los Angeles. Residents here enjoy a dry, Mediterranean-like climate with little rain, low humidity and a lot of sunshine.

Beverly Hills Post Office has real estate for every preference. Approximately 90% of the City is zoned for residential use. Most homes offer lush canyon and amazing hillside views. The real estate market features a wide variety of styles from contemporary and traditional homes to Mediterranean and Spanish Villas to charming historic properties and luxurious Beverly Hills mansions. As of July 2010, the median price for homes in 90210 zip code is $2,802.500. Compared to the same period one year ago, the median sales price increased 9%, or $202.500. Average price per square foot for homes is $761.86.

It is important to note that BHPO is not a part of the Beverly Hills Unified School District but rather the Los Angeles Unified School District. For young children living on the east side, West Hollywood Elementary serves these children; it scored 680 on the 2003 Academic Performance Index. For children residing on the west side, Warner Elementary serves these residents; which scores 930 on the API and Emerson Middle School scored 738.
